  • How do I get a mortgage loan?
    Getting a mortgage with Amron Investments is fast and simple. Just complete the online application. There is ABSOLUTELY no obligation on your part.
  • I have good equity in my home, but no spare cash. How do I take advantage of this equity without selling my house?
    You're in the best possible situation. The equity in your home is equal to its full value minus the total amount you owe on it. This equity in your home will cover all the colateral needed. Amron Investments can lend you the equivalent of your equity, up to 75% of the value of your house. Example: Your house is worth $600,000 and you have a balance of $200,000 on your 1st mortgage. The maximum financing possible on your property would be $450,000 (75% of its value). Your Equity is 600,000 - 200,000 = $400,000. Thus, Amron Investments can lend you $450,000 - $200,000 = $250,000 as a second mortgage.
  • The bank refuses to grant me a mortgage. What can I do?
    Traditional banks have a cumbersome and complex system. Their approval criteria are very demanding making them difficult to fulfill and to qualify. If you do get refused by your bank, don't panic. You may still qualify for a mortgage Loan from a private lender. This is the time to give it a try. At Amron Investments, mortgage loans are accessible to all. Our criteria are flexible and adaptable to each situation. Your credit score doesn't matter. Mortgage applications are assessed based on the market value of the property itself, not your credit quote.
  • How do I apply for a mortgage loan with Amron Investments?

  • How long does it take to get a response to my request?
    In most cases, you will get a response to your request within 24 to 48 hours. In more complicated cases, it could take a little longer, but rarely exceeds a few days.
  • Are there any fees for applying for a mortgage with Amron Investments?
    Applying for a mortgage is ABSOLUTELY FREE and there is NO obligation on your part
  • Will my request affect my credit score?
    No. We dont do any credit check when assessing an application, so your request will not affect your credit score.
  • My credit rating is rather low. Do I still have a chance of getting a mortgage loan from Amron Investments?
    Yes, you can still qualify for a loan. Mortgage applications are assessed based on the market value of the property itself, not your credit score.
  • What is the maximum funding I can get?
    We can finance from $25,000 to $1,000,000 depending on the project
  • What is the maximum loan to value ratio that can be financed?
    We can finance up to 75% of the value of the property (Loan/Value ratio) in 1st or 2nd ranking loans
  • Why do business with a private lender?
    Banks don't respond adequately to the needs of investors because their overly tight and rigid framework is inappropriate for many of them. Thus, several credible investors whose plan is perfectly feasible with a very reasonable risk get refused by traditional banks. Private lenders are willing to take more risks and do not have to comply to the criteria, complex hierarchy and infrastructure of banks. Thus, the process is much faster and simpler, allowing you to avoid missing great opportunities.
  • What are the mortgage interest rates at Amron Investments?
    From 10 to 18%, depending on the rank, type of property, market conditions and other factors. Private lenders rates are higher than those of banks because they take risks that banks are not willing to take. On the other hand, they allow you to carry out projects that would not be possible with a traditional bank. Amron Investments rates are very competitive in the private lending market. Note that the above rates are given as a guide only and may vary depending on loan conditions and risk factors.
  • What are the fees to pay when I get a mortgage loan
    Standard Loan Commitment fee: 2%. You must also plan for appraisal, notary and title insurance costs. Certain administrative fees may also apply depending on the circumstances. At Amron Investments, we have a policy of full transparency. When you sign up for a mortgage, all fees will be disclosed to you and clearly explained. No hidden fees, no surprises.
  • What happens if I have difficulty repaying the loan to you?
    Our primary goal is to see you succeed and to build a lasting relationship of mutual trust. If you have any trouble repaying your loan, we strongly suggest you to call us as soon as possible to try to figure out a solution. The sooner you let us know, the more options we will have to solve the problem. Whatever the situation, we will always look for a solution to get you out of trouble, not to sink you.
  • What if I want to repay my loan sooner than expected?
    When you get a loan at Amron Investments, we set a term (from 3 to 18 months) and we also set a "minimum term" which determines the minimum interest amount payable. Thus, you can repay your loan in full anytime before the end of the term, WITHOUT PENALTY, as long as you pay the minimum interest due.
  • How soon will I get the funds?
    Usually, the funds are available a few days after signing the Commitment Agreement. At the closing date, our notary will make you sign the Deed of Loan and issue the funds.
  • Where does the money that Amron Investments lends me come from?
    At Amron Investments, we lend our own funds but also money from investors and private lenders from our Bank of Lenders.
  • What documents should I send with my loan application?
    NONE. When submitting your application, you don't have to send anything. Once your application is approved, we will send you a list of documents to send in order to complete the process.
  • Is it possible to become a private lender too?
    Amron Investments offers you the possibility to become a private lender with as little as $50,000. All you have to do is register in our bank of lenders to receive financing offers that may be of interest to you. Check out our Bank of Lenders page for more detail.
